Loan programs to finance repairs, renovations, and energy efficient improvements into your FHA (and VA with an Energy Efficient Mortgage) home loan.

As you search for your next home, you may find properties that fit your family's needs, but require additional costly repairs and improvements. The FHA Limited 203(k), Standard 203(k), and Energy Efficient Mortgage (EEM) are loan programs to help finance needed repairs and improvements into an FHA (and VA with EEM) home loan.

In addition, these home loan programs are available for refinances, allowing homeowners to finance needed repairs and improvements into their current home loan.

Below are a few highlights of each of these loan programs and the benefits they provide.

FHA Limited 203(k)* Loan Program - Can be used for non-structural basic repairs under $35,000. Below is a partial list of eligible repair items:

  • Repairs to roofs, gutters and downspouts
  • Painting, interior and exterior
  • Minor remodeling, such as kitchens, which does not involve structural repairs
  • Repair/replace/add exterior decks, patios, porches
  • Weatherization: including storm windows and doors, insulation, weather stripping, etc.
  • Purchase and installation of appliances: Ranges, refrigerators, washers/dryers, dishwashers and microwaves, which may be free-standing
  • Existing HVAC systems
  • Flooring
  • Septic systems an/or well repair or replacement
  • Window and door replacements

FHA Standard 203(k)* Loan Program - Can be used for homes that need substantial structural repairs and/or renovations. Typical repair/renovation items include:

  • Roof Replacements
  • Kitchen Remodel
  • Bathroom Remodel
  • Room Additions
  • Foundation Repairs
  • Electrical Systems
  • Heating and Air Conditioning Systems
  • Window or Door Replacement
  • Plumbing
  • Insulation Applications

Energy Efficient Mortgage (EEM)* Loan Program: Add up to 100% of the energy savings improvement costs into your FHA or VA home loan. (The maximum amount of the energy package that can be added to the Base Loan Amount is the lesser of the dollar amount of a cost-effective energy package as determined by the home energy audit; or the lesser of 5 percent of: the Adjusted Value; 115 percent of the median area price of a Single Family dwelling; or 150 percent of the national conforming mortgage limit.) Typical energy improvement upgrades/repairs items include:

  • Upgrade Existing Windows
  • Upgrade Existing Heating and Air Systems
  • Upgrade Insulation
  • Plus many many more energy efficient improvements
